  • Prepare a market analysis to establish fair market value for the seller

  • Sellers are informed and trained in preparing their home for staging and showing

  • Prepare and sign listing agreement

  • Send listing agreement to MLS Corpus Christi Association of Realtors

  • Virtual Tours staging, numerous websites presence on over 840 websites

  • Place "For Sale" sign on property and flyers in yard with QR code (instantly leads to seller's own unique website). Provide laminated color brochures for buyers to also receive

  • Place supra lockbox on property for showings 

  • Marketing strategy includes marketing to other REALTORS®, as well as buyers, staging and brochures and homebooks (ask for my marketing strategy in writing)

  • Notify the Top 100 Agents of this new listing

  • Schedule property for touring by realtors

  • Place "Open House" on all websites including all social media with date for Open House

  • List professional pictures and virtual tours on over 800+ websites

  • Phone and/or email all potential buyers with details of the listing

  • Hold open house when convenient for seller on Sundays when buyers will attend

  • Contact seller regularly with verbal progress reports

  • Prepare and deliver Marketing Service Report to owners and relocation company as required

  • Review marketing activities with owner often as home is shown

  • Pre-qualify potential buyers in writing from bank/proof of funds source before showing seller's property

  • Present and discuss all offers on property with seller/owner

  • Assist the seller/owner with negotiating the transaction in the seller's best interest

  • Finalize the sales contract between both parties

  • Confirm that all contingencies on sales contract are completed including financing

  • Finalize the closing date and all that seller can expect in moving forward with closing
